That makes the bill of sale the whole record rather than a supporting document, and a notarized signature on it is worth having for exactly that reason: at a six-figure sale price, a notarized acknowledgment is cheap insurance against a later dispute about who signed what.

I notarize the signatures on that bill of sale. I don’t draft it, review it, or tell you whether the pre-purchase exam clause protects you, and if there’s real money in it, that’s an attorney’s job before we meet. What I will do is make sure both parties are identified properly and the acknowledgment is complete, so the document holds up.

Trailers are the opposite case and catch people out constantly. A horse trailer over a certain weight is titled through PennDOT like any vehicle, and PennDOT title assignments have to be signed in front of me, not before. A title someone signed at the barn that morning is void for my purposes, and I have to send you back for a duplicate. Leave it blank until I’m standing there.
