Living on a county line raises a question I get here more than anywhere else: does it matter which side we sign on? It does not. A Pennsylvania notary commission is valid for acts performed anywhere in Pennsylvania, and Chester and Lancaster are both Pennsylvania. Your address, the property’s address, and the county where the document will eventually be recorded are all separate questions from where the signing happens, and none of them restricts me. If the deed is going to be recorded in Lancaster County and you’d rather sign at your kitchen table on the Chester side, that’s fine. The reverse is equally fine.
What does vary between counties is what the recorder will accept when the deed arrives. Recording requirements differ in the details: margin sizes, certificates of residence, transfer-tax statements. I don’t prepare or review any of that, because a notary can’t, but I’d rather you hear the question early than find out at the recorder’s window. Ask your title company or attorney what that particular county expects, and bring the complete packet to the appointment.
