Not a spouse’s ID, not a photo of an ID on a phone, not one signer with the other’s paperwork. If one borrower is traveling, we reschedule or the lender arranges something else, because I can’t take an acknowledgment from someone who isn’t in the room. Second, the name on the ID needs to correspond to the name on the document. Middle initials, maiden names, suffixes, and hyphenated names are where these come apart. If your ID says one thing and the deed says another, tell me at booking and I’ll tell you whether it’s a problem or not before I drive out.
Third, do not pre-sign. It’s tempting with a thick package, and it’s the single fastest way to force a redraw.
Set aside more time than you expect. An unhurried signing where someone can actually read what they’re putting their name to takes forty-five minutes to an hour, and rushing it serves nobody. I’ll bring a pen that works and I won’t hover. What I can’t do is explain the loan terms to you; I’m a notary public, not an attorney or a loan officer, so keep your lender’s number handy for the questions that are genuinely theirs.
